The subject is a gently sloped, ~2.59 acre vacant parcel on the east side of Sunnyside Blvd SE, directly across from Carleton Farm, in unincorporated Snohomish County (Lake Stevens mailing area). Water and power are in the street; there is no public sewer at the site today. The seller's documents show the parcel has been engineered for a single 4-bedroom home on an advanced drip-dispersal septic system. However, that septic system cannot currently be installed because the lot is burdened by recorded on-site sewage (drainfield) easements benefiting neighboring Howard Estates lots, along with adverse-possession losses and a boundary encroachment. In short, the conventional one-home-on-septic plan is presently blocked. The opportunity for a developer is to convert the constraint into upside: clear the encumbrances, extend city water and sewer, and short-plat the property into 5-7 sewered single-family lots (a 6-lot base case).
