Approximately 78 acres of pivot ground with 78 acres of historic adjudicated water rights. The property is currently growing an alfalfa grass mix. Easy access from the main highway with year-round semi-truck access. Tillable soils with good drainage consist mostly of Pogue sandy loam, mostly rock-free. The ground is mostly level with a slight elevation gain on the south end. This area typically produces 5 tons per acre, with the first cutting at the end of May, with 3 cuttings per season, possibly 4 in a good year. There are 3 Zimmatic pivots in great shape with underground pressure lines. All three pivots can run simultaneously. The well is 90 feet deep. The well was tested in 2006, 1000 GPM for 2.5 hours with a 13.5-foot drawdown. The proposed pumping rate is 601 gallons per minute (GPM) with an 8-foot drawdown.
