This photo is from lot 12 looking north up river and showing one of the wildest sections of the river.

Looking up river on lot 11 towards lot 12. Enjoy over 1 mile of pristine riverfront with shared easement.

Looking north, 298th Ave ends at the north line of lot 11 south line of lot 12. Lot 12 begins just past the 2 posts continue up the driveway to lot 12 home site. There's a turnaround/pullout to the right off camera.

Looking South on the quality built 298th easement road from near the south property line of lot 12. The easement turnaround is to the left of this photo.

After a short hill, the driveway to lot 12's cleared and level home site has a circular driveway. This picture shows the left side of the circular drive and the large storage shed and future shop site.

Circular driveway with native trees, shrubs and a huge old growth cedar stump in the middle of the driveway island.

Right side of the circular drive. Drilled well and Electrical power are in! There are 2 locations with RV and 110 outlets.

Power meter is in this is the first of the 2 RV and 110 outlets on site. The grassy area in the distance is where the current owner had been planning to build a home before deciding to remail in Montana.

looking south form the north end of the circular drive towards the shed and potential future shop site.

Cleared ready to build home site!

Looking East at the circular driveway island. There is a large old growth cedar stump in the middle, but its hard to see in this photo.

Looking north towards the home site. Driveway island on the right.

Looking south towards the large shed and future shop sight. Fire pit ring on the right. The second power box with RV and 110 outlets is just beyond the Rock at the left edge of the photo.

Second RV 110 power outlet is closer to the outbuilding.

Looking down river towards lot 11. This is just a small fraction (about 1/8th) of the amount of river frontage your will enjoy. More river photos in a bit first lets see the trail network the easement provides.

There is an extensive trail network, over 10 miles, that is enjoyed by 8 lot owners (lots 5-12) who share access via the recorded trail easement. This photo shows Ames creek on lot 5 and 6.

The trails pass through different types of forests from mostly fir as in this photo to a mix of conifer and deciduous forest.

This section of trail is on lot 10, the bleeding hearts bloom here every year.

The trails are for mountain biking and hiking. You and your whole family will love exploring the trail network.

This is one of the newer trail sections.

This bridge was built on top of an old growth log that had fallen over a ravine along the slope above the river. It is a one of many favorite spots and a great trail to appreciate the huge second growth fir and cedar trees that flank the slope to the river.

This photo is from lot 12 on one of the trails along the ridge that is above and parallel to the Sultan River. The view is looking south. The river is to the left/east.

Another beautiful section of the trail on lot 12.

Most of the trails were built with mountain biking in mind, but they are also great for hiking or trail running. (Sorry the trails are not for dirt bikes or horses.)

There are many amazing ancient old growth stumps on the property.

There are even two old growth stumps that you can bike or hike through! This is on lot 10.

Just imagine being able to jump on you bike and ride out of your garage onto miles of mt. biking trails or hike to the river, etc.

In this steeper area, there are quality built crib steps to make the hike to the river easier. from here there is a trail along the river.

We call this "First Beach" as it is the first beach down river from the trail with the crib steps. There is a larger gravel area to the left of this shot ideal for a picnic or skipping stones.

This calm pool is on lot 10 close to lot 11. All of the areas in the listing photos of the river and trails are accessible to the owner of lot 12 via the trail use easement.

If you like to fish, just imagine the tranquility and excitement you will experience here. Especially, if like my friend, you land a big one!

My friend (from the previous photo) caught this 10lb Steelhead while visiting.

If you like kayaking, imagine having this river in your backyard. We happened to hike to the river this day just in time to watch several groups of kayakers go by.

Looking up river closer to lot 8. We should mention that the properties are on both sides of the river. Those tall evergreens are on lot 9 and all you see here is within the trail/shared use easement that lot 12 enjoys.

Looking north on lot 11. Because the property is on both sides of the river, the only neighbors you have to the east are the wildlife that visit from the DNR (State Forest) that is adjacent to the property farther to east.

Lot 11 looking south down river towards lot 10. The property is on both sides of the river.

Closer to lot 12 looking down river to lot 11. The further up river you go, the more boulders and white water you will find.

Looking north up river on lot 12. There is so much variety and beauty, from this wild boulder strewn section of river to calm pools and swimming holes.
